FREDERICK, Md., July 26, 2021 /PRNewswire/ -- EquityPlus announces the opening of Ox Fibre Apartments, an 83-unit workforce housing rental complex that is an adaptive re-use of an abandoned paint-brush factory in Frederick, Maryland.

Lt Governor Boyd Rutherford, County Executive Jan Gardner, Mayor Michael O'Connor, and Secretary ( Maryland DHCD) Kenneth Holt were all present at the ribbon cutting that was held on July 22,2021.

Ox Fibre of Frederick will provide affordable rental housing for the working-class population of the City of Frederick and Frederick County. The building is 80,000 square feet, providing for a total of 83 units to be built, all with a comfortable amount of square footage. Rent is priced at 20% below market which effectively provides an affordable housing option to those in the appropriate income range, helping address the need for affordable housing within the booming city of Frederick.  Units are available to individuals and families earning 40%-60% of the present Area Median Income (AMI).

The 83 units consist of 1-, 2-, and 3- bedroom loft apartments ranging from 500-1,500 sq. feet. All apartment units are newly constructed and quartz countertops, stainless steel appliances, in-home washers and dryers, new windows, and additional amenities. There are six 1-bedroom floorplans, three 2-bedroom floorplans, and two 3-bedroom floorplans from which to choose.

The project's development team is led by EquityPlus LLC, an experienced affordable housing developer with offices in Mississippi and Virginia. To fund the project, EquityPlus utilized a combination of LIHTC and HTC equity along with mortgage financing. The firm also raised opportunity zone equity from private investors (Broad Creek Capital) and received subordinate, below-market financing from both the State of Maryland and Frederick County to help complete the project's ~$25 million capital stack.

The project is one of the first in the nation to combine the LIHTC program with the Opportunity Zone program utilizing different equity investors for each source of equity. 

The project has a 1,300 person interest list for pre-leasing.

Рост валютных сбережений в июне обеспечили текущие счета. Они увеличились до исторического максимума в $34,7 млрд. Показатель вырос на 4,9%. Валютные депозиты по–прежнему сокращаются. Они уменьшились до минимального уровня с октября 2011 года, до $58 млрд.

Microsoft's first-ever Android smartphone was the dual-screen Surface Duo, which launched in September last year. The company is now gearing up to launch a successor to it, likely called the Surface Duo 2. The device might arrive around the same time as last year, i.e. in September or October. Ahead of that, we have our first look at the new Surface Duo, thanks to leaked images that appeared in a YouTube video (attached below). The video was posted last month and according to Windows Central, the images shown are legitimate.

The first-look images of the Surface Duo 2 already show a major upgrade in the camera department. The upcoming device seemingly features three cameras at the back. The original model only had one – an 11-megapixel front-facing camera without OIS (Optical Image Stabilization). Yes, that's the only camera you can find on the Surface Duo, a 2020 phone priced as high as $1,500.

Microsoft is now seemingly looking to address that shortcoming and make the Surface Duo feel more like a 2021 phone. It's apparently a combination of the main shooter, a telephoto lens, and an ultrawide camera. Detailed specs are unknown though, neither do we have any information about the front camera. The leaked images don't show the front of the device, perhaps because it's a prototype rather than a functional phone.

The rear cameras are aligned vertically in a rectangular bump of the top-left corner. The LED flash sits outside of it. Unlike the original Surface Duo, this device seemingly doesn't have any indentations on the edge for a capacitive fingerprint. Perhaps Microsoft has moved it into the power button, or maybe we'll get an in-display fingerprint sensor, who knows. A USB Type-C port can be seen at the bottom edge though, on the right-hand side.

The rest of the design looks identical, at least from the back. We are still getting two separate displays with a 360-degree hinge holding them together. The YouTube video says the device might get a bigger display with thinner bezels but unfortunately, we can't see that just yet.

Aside from cameras, Microsoft has plenty to improve with the Surface Duo 2

Despite all the hype, the first-gen Surface Duo didn't have a smooth ride in the market, with complaints coming from every corner. There have been reports of issues with the revolutionary hinge, display, camera, charging port, and whatnot.

But more than that, Microsoft itself messed it up big time with outdated specs. The device featured an older Snapdragon 855 SoC, lacked NFC, wireless charging, and 5G connectivity, didn't offer expandable storage with onboard storage topping up at 128GB in some regions, and, of course, a single camera sensor on the entire unit.

Microsoft would now be looking to set things right with the second-gen Surface Duo. And early leaks and rumors look quite promising. Not just an improved camera system, we are expecting a Snapdragon 888 or 888+ processor which will bring 5G connectivity. NFC chip could be making its way as well.

By the looks of it, the Surface Duo will arrive not too long after Samsung's Galaxy Z Fold 3 and Galaxy Z Flip 3 foldables. We know these are two different types of foldable, as Microsoft's offering doesn't feature a foldable screen but two separate screens. The Windows giant is betting on multitasking features with customized Android software. Of course, Samsung offers its own suite of customizations as well. It will be interesting to see how the Surface Duo 2 stacks up against the two foldables from the Korean behemoth.

July 2021 Security Update Reaches The Galaxy Z Fold 2

The July 2021 Android security patch is now making its way to the Galaxy Z Fold 2. Samsung has released the latest security update for its second-gen Fold in Germany. The rollout began over the weekend and should reach more users in the country in the coming days. The new update should also reach many other territories over the course of this week.

The Galaxy Z Fold 2 is picking up the July security update with the firmware version F916BXXU1DUF1. We don't have a changelog handy, neither has Samsung updated its official update tracker as yet. However, judging by the build number for the new release, it appears the foldable is gaining some new features and/or improvements as part of this update. Along with this month's vulnerability fixes, of course. We will let you know if there's anything notable.

Talking about vulnerability fixes, the July security maintenance release (SMR) contains dozens of them. As detailed by Samsung earlier this month, the new SMR fixes three critical issues found in Android OS. Additionally, the Galaxy  Z Fold 2 is also getting fixes for several Samsung Vulnerabilities and Exposures (SVE) items. SVEs, if you don't already know, are software issues specific to Samsung devices.

On top of all this, the Galaxy Z Fold 2 should be getting some Android Auto bug fixes as well. Android Auto has been broken for many Samsung smartphone users for the past few months. The app crashed if the user unlocks their phone. Samsung promised a fix for the issue with the July update and it's here.

Galaxy Z Fold 2 joins the July security update party

It's no secret that Samsung has been crushing every other Android OEM in terms of security updates in recent years. The Korean firm, which is still the biggest smartphone vendor in the world, has upped its mobile security game recently by promising four years of security updates to every recent and upcoming Galaxy smartphone. It's even pushing updates to devices that have already exhausted that period.

Moreover, Samsung has been consistently the fastest Android OEM to release the latest security updates as well. The company usually starts rolling out the new update even before we have flipped the calendar. This month has been the same. The July security update was first released for the Galaxy S10 towards the end of the last month. Dozens of other models have picked up the update since. The Galaxy Z Fold 2 has now joined the party as well. If you own this Samsung foldable, be on the lookout for a new update in the coming days and weeks.

We're just over two weeks away from Samsung's next Unpacked event, and leaks are just pouring out of the company. After much speculation, we recently discovered that the S Pen will be compatible with the Galaxy Z Fold 3. Now, thanks to recent renders from 91Mobile, we know how the Galaxy Z Fold 3 will store the S Pen.

The Galaxy Z Fold 3 will store the S Pen using a nifty case

The case looks like a typical Galaxy Z Fold case, but there's one addition. On the edge of the case, there's a slot where the Galaxy Z Fold 3 will store the S Pen. The silo juts from the case a few millimeters but tapers off as it gets close to the top. When closed, the case has an elegant look to it, but, when open, it will look a bit odd.

The silo jutting out will look familiar if you've seen the patent images of the Galaxy Z Fold with a rotating camera. This means that the phone will be a bit thicker in the pocket. It will also make it awkward to handle when unfolded.

Though it may look weird, the case seems sturdy

The case itself looks like it's made of a rugged plastic or leather material. The case is textured, but the pen silo is actually smooth. This is most likely to make it easier distinguishing between the case and silo by touch. Even though the case and silo are made from different materials, the silo also looks sturdy.

The front flap of the case will cover the front of the phone which could be an inconvenience. It's just another step that the user has to go through to access their phone. While this is true, it will definitely help keep the front display safe.

What specs will the Galaxy Z Fold 3 have?

There's not much time before we get to see the Galaxy Z Fold 3 for ourselves. It's no doubt that these new foldable phones will have the latest specs. We're expecting a decently sized 6.23-inch outer display with an internal display of 7.55 inches. They will be Samsung AMOLED panels that are expected to run at 120Hz.

It's rumored to use the Snapdragon 888+ SoC that will be paired with the Adreno 660. We're not sure how many varients there will be, but rumors suggest that there will be one with 16GB of RAM and 512GB of storage.

From the render, we can see that this Galaxy Z Fold 3 will come with a triple rear camera setup. Rumors point to all three of them being 12-megapixel cameras, which is a big departure from recent Samsung phones with 108-megapixel cameras. The battery is expected to be a modest 4275mAh.
